What It Means That I Represent These Homes
Every home above is one where I hold the listing agreement with the seller. That means I have walked the property, know its history and its quirks, know what the sellers need from a transaction, and can answer questions about it without calling someone first.
If you are buying, that is useful even when you have your own agent: I can usually tell you within a phone call whether a home is worth the drive.
How to Read a Houston Listing Before You Tour
Start with the listing history rather than the photos. How long the home has been on the market, whether it has been re-listed, and whether the price has moved tells you more about a seller's position than anything in the description.
Then look at the tax and district detail. It shows the school district, the county, and any Municipal Utility District or other special district levying against the property, which is what actually drives the monthly cost difference between two homes that look identical online.
Finally, ask for the seller's disclosure notice. Texas requires sellers to complete one, and it asks directly about previous flooding, flood-damage repairs, and whether the property sits in a floodplain. I send it before a showing rather than after, because it frequently saves everyone a trip.

Can I tour one of these homes if I already have an agent?+
Absolutely. Have your agent request the showing through the MLS and I will accommodate it the same as any other. Representing the seller does not mean buyers have to come through me.
Can I get the seller's disclosure before I tour a home?+
Yes, just ask. Texas requires sellers to complete a Seller's Disclosure Notice covering known defects, previous flooding, flood-damage repairs, and floodplain status. I would rather you read it before the drive than after, so I send it on request.
What if none of these homes are right for me?+
