It covers the Greater Houston market, from inside the Loop out through Katy, Cypress, Spring, The Woodlands, Sugar Land, Pearland, Friendswood, League City, and the Clear Lake area, across Harris, Fort Bend, Montgomery, Brazoria, Galveston, and Waller counties.
This is every home currently listed by every brokerage, not just the ones I represent. If a home is on the market in the Houston area, it is almost certainly in here.
Why the MLS Is the Source of Truth in Texas
Texas is a non-disclosure state. Final sale prices are not recorded in public property records, which means the national portals build their estimates from incomplete data. The MLS holds the verified numbers, so what you see here is closer to reality than an automated estimate you find elsewhere.
It also means the listing you find on a third-party site may be stale, may already be under contract, or may have been re-listed at a different price. Working from the MLS feed avoids most of that.
How to Search Without Missing Homes
Two habits make the biggest difference. First, search a price band rather than a hard ceiling — set your maximum a little above your true budget, because sellers price in round numbers and a home listed at $415,000 will never appear in a search capped at $400,000, even if it will appraise and negotiate into range.
Second, search by area rather than by city name alone. Houston mailing addresses stretch far past the city limits, and many of the best-value neighborhoods sit in unincorporated Harris or Fort Bend County with a Houston, Katy, or Spring address. Filtering strictly by city will hide them.

Is this search showing every home for sale in Houston?+
It shows every home currently listed in the Houston Association of REALTORS® MLS, which is effectively the whole Greater Houston market across all brokerages. The only homes it will not show are true off-market or pocket listings, which are rare. If you want to see only the homes I personally represent, use my listings page instead.
How current are the listings in this search?+
The results are served live from HAR.com, so they reflect the MLS rather than a copy that gets refreshed on a schedule. That is why status changes such as pending or under contract show up here sooner than they do on the large national portals.
Why do the prices here sometimes differ from Zillow or Redfin?+
Because Texas is a non-disclosure state, portals that rely on public records are working from incomplete sale data and fill the gaps with estimates. The MLS carries the figures agents actually reported, so it is the more reliable of the two when they disagree.
Can I search by school district instead of by city?+
Yes, but you will want the advanced search rather than this quick search. It lets you filter by school district, lot size, year built, square footage, and map-drawn areas. Keep in mind that a district is not the same as an attendance zone, so always confirm the assigned campus for a specific address with the district itself.
What happens after I find a home I like?+
Send it to me and I will set up a private showing, usually within a day or two. Before you make an offer I will pull the property's listing and price history, the seller's disclosure notice, and recent MLS-verified sales nearby so you know what the home is genuinely worth.
